If you’ve been browsing listings in Brunswick County with a budget somewhere around $400,000, you’ve probably noticed something: the same money can buy a roomy house with a garage in one town and a cozy cottage in another. That’s not your imagination. Two fresh local reports put real numbers behind it, and they’re worth a look before you start touring. Here’s how we at Aspyre Collective help buyers think through a sub-$400K search in the fastest-growing county in North Carolina.
What the Latest Numbers Say
On October 29, 2026, the Brunswick County Association of REALTORS® reported that the county had its strongest September for home sales since 2020, with 579 homes sold. The median sales price for September was $385,000, up 2.7% from a year earlier, and new listings rose 8.3%. BCAR described the absorption rate as holding steady at nearly five months, which points to a relatively balanced market rather than a frenzy.
A week earlier, on October 21, the Wilmington StarNews looked at what $400,000 buys in Brunswick using BCAR data. According to BCAR CEO Cynthia Walsh, homes priced between $250,000 and $349,999 made up the largest share of county sales from January through September 2026: roughly 1,490 of the 5,198 homes sold. In other words, the “under $400K” buyer isn’t a niche shopper here. You’re the heart of the market.
Inland Towns: More House for the Money
The StarNews review found that inland communities like Shallotte and Bolivia generally offer the most living space per dollar, with some listings approaching 2,000 square feet in the mid-$300s. For buyers who want a bonus room, a garage, or a little elbow room, these areas deserve a serious look.
What to weigh inland
- Commute and drive times. Bolivia sits near the county government complex and U.S. 17, while Shallotte puts you closer to Ocean Isle and Holden Beach. Map your daily routes before you fall for a floor plan.
- Utilities. Some properties are on county water and sewer, while others use wells or septic. Ask early, because it affects inspections and long-term costs.
- Flood zones. Inland doesn’t automatically mean low risk. Check the FEMA flood map for every address.
Leland and Southport: The Middle Ground
The StarNews described Leland and Southport as a middle tier: a bit less space than the inland towns, but closer to Wilmington jobs, river views, or the Southport waterfront. Walsh also pointed to Leland, Boiling Spring Lakes, Calabash, and Carolina Shores as places with large concentrations of sales so far this year, likely because they offer a wide variety of housing types.
For many of our clients who work in Wilmington, northern Brunswick County (Leland, Navassa, Belville, and Winnabow) is where the math tends to work best. You get newer neighborhoods and a manageable drive across the river.
Beach Towns: Less Space, More Lifestyle
According to the StarNews, the same budget buys roughly half as much living space on Oak Island as it does in Shallotte or Bolivia. That’s the tradeoff: smaller square footage in exchange for being a golf-cart ride from the sand. For second-home buyers or anyone who plans to spend most weekends on the beach, that can be well worth it. Just budget for the extras that come with coastal living, which we cover below.
Yes, New Construction Under $400K Still Exists
“It’s totally possible to buy a new house in Brunswick County for under $400,000,” Walsh told the StarNews. “It’s not going to be a beachfront property, but it’s possible to be a homeowner.” The article named several subdivisions with new homes in that range, including Avalon and Bella Point in Bolivia, Bell Creek in Winnabow, Cedar Hill Landing in Navassa, Coastal Haven in Leland, and Creekview Landing in Shallotte.
Walsh also noted that many builders offer specials and discounts. A few tips if you go the new-build route:
- Bring your own agent to the first visit. Builder sales reps represent the builder.
- Compare incentives as a total package: rate buydowns, closing cost credits, and upgrades all have different real value.
- Get an independent inspection, even on a brand-new home.
- Ask about HOA dues, what they cover, and whether amenities are finished or still planned.
Acreage Is the Hard Part
If your wish list includes land, set expectations early. Walsh said only a handful of homes that sold under $400,000 this year sat on more than an acre, in areas like Bolivia, Supply, Longwood, and Leland, and they sold quickly when they came up. If acreage matters to you, be ready with pre-approval and move fast when the right one appears.
Look Beyond the Purchase Price
“It’s not just the cost of the home,” Walsh said. HOA dues, insurance, maintenance, and amenities all shape what you’ll actually pay each month. She noted that insurance costs rise the closer you get to the beach and can add hundreds of dollars a month. Before you compare two homes at the same price, compare their full monthly cost: mortgage, taxes, insurance (including flood coverage where it applies), and HOA dues. Keep in mind, too, that Brunswick County has a property revaluation coming in 2027, so today’s tax bill may not be next year’s.
FAQ
Is Brunswick County still affordable compared to Wilmington?
For many buyers, yes, especially inland and in northern Brunswick. The September 2026 median of $385,000 reported by BCAR shows there’s still a deep market in the mid-$300s.
Is it a buyer’s or seller’s market right now?
BCAR described an absorption rate of nearly five months as relatively balanced. That generally means more room to negotiate than a few years ago, though well-priced homes still move.
Can I find a new build under $400K near the beach?
Beachfront, unlikely. But new neighborhoods within a reasonable drive of Oak Island, Holden Beach, or Ocean Isle do exist in that range. It depends on how close you need to be.
What should I get first, a lender or an agent?
Ideally both at once. A pre-approval tells you your real budget, and a local agent can tell you which towns fit it.
