Short-Term Corporate Housing: Where to Stay While You Shop for a Home

In a perfect world, real estate transactions would be seamless. You would sell your current home in the morning and close on your dream home in Wilmington or Hampstead that same afternoon.

But in the real world of Coastal North Carolina real estate—where new construction delays are common and relocation timelines are tight—there is often a "gap."

Whether you are waiting for a builder to finish a home in Riverlights or you just sold your house in New York and need to be on the ground in Brunswick County to shop, finding a place to live for 1 to 6 months can be stressful. Here is the insider guide to navigating short-term housing without signing a year-long lease.

The "Off-Season" Vacation Rental Hack (October – March)

This is the single best strategy for buyers moving to the coast, but it only works half the year.

The Opportunity: From late fall to early spring, thousands of vacation rentals in Wrightsville Beach, Surf City, and Oak Island sit empty.

The Strategy: Many property management companies (like Intracoastal or Sea Scape) switch these units to "monthly winter rentals" during the off-season. You can often rent a fully furnished, ocean-view condo for less than the cost of a standard unfurnished apartment.

The Warning: You typically must vacate by April 1st when the lucrative weekly vacation rates kick back in. Do not use this strategy if your new construction completion date is "estimated" for May.

The "Corporate" Apartment Solution

If you need stability through the summer months, you need true corporate housing. In our area, this is not always advertised as "corporate."

Leland & Belville: Complexes like Brunswick Point or newer builds along Highway 17 often offer flexible lease terms (3, 6, or 9 months) specifically to cater to the influx of retirees building in Compass Pointe or Brunswick Forest.

Wilmington: Look for "all-inclusive" studios in the Downtown or Soda Pop District (like The Diamond Studios). These are designed for traveling professionals and come with utilities and Wi-Fi included, preventing the headache of setting up Spectrum for a 90-day stay.

The "Travel Nurse" Secret

You don't have to be a nurse to use their resources.

The Platform: Websites like Furnished Finder are huge in Wilmington due to the size of Novant Health/NHRMC.

The Insider Tip: Landlords on these platforms are used to 3-month contracts. We frequently see buyers find excellent furnished garage apartments in Forest Hills or Ogden by searching these platforms, often avoiding the high service fees of Airbnb or VRBO.

Your Next Step

Being "homeless" between transactions is a legitimate fear, but with the right strategy, it can be a mini-vacation. The key is timing your short-term lease to end after your closing date, not the day of.

At Aspyre Realty Group, we believe our job isn't finished until you are settled. We are experts in listening to your timeline—no matter how complex—and communicating that into a housing plan that works for you, from the temporary bridge to the forever home. If you are worried about the "gap," let’s discuss your timeline and the local rental options that fit your schedule.
