Hampstead’s Proposed Walmart Grows: What Buyers Should Know

Open grassy field with survey stakes beside longleaf pines and a coastal highway at golden hour near Hampstead, NC

If you drive U.S. 17 through Hampstead, you already know the stretch around the N.C. 210 intersection is where everyday life happens: groceries, school runs, and the turn toward Surf City and Topsail Island. That corner is about to get a lot busier. Walmart’s plans for a Hampstead Supercenter just got bigger, and the project is moving through Pender County’s review process this fall. Here’s what’s proposed, where it stands, and what it could mean if you own a home nearby or you’re thinking about buying in the area.

What’s Proposed

According to StarNews reporting from October 3, 2026, a major site development plan submitted to Pender County shows the store at about 181,000 square feet, up from roughly 171,000 square feet in earlier plans. Pender County Communications Director Brandi Cobb told the paper the increase reflects Walmart’s need for additional space.

The county’s own records line up with that. Pender County’s Major Site Development Plans page lists two pending cases: SDP 2026-608 for the Walmart Supercenter and SDP 2026-609 for the Walmart Fuel Center. The fuel center application describes a 181,372-square-foot commercial retail center with a fuel center, parking, utilities, stormwater work, and offsite improvements.

Key features in the plans

  • A drive-thru pharmacy. StarNews notes the plans include a canopied drive-thru pharmacy.
  • An 8-pump fuel center on an outparcel bordering U.S. 17.
  • Six commercial outparcels around the store. One holds the fuel center. Earlier plans listed possibilities like more retail, sit-down and fast-food restaurants, and coffee shops, but tenants haven’t been announced.
  • Access from both U.S. 17 and N.C. 210, according to the site plans.

Where Exactly Is It?

The site sits on the west side of U.S. 17, about 1,800 feet south of the U.S. 17 and N.C. 210 intersection in Topsail Township, per the county application. Many locals know it as the field that has hosted the N.C. Spot Festival. StarNews reported that the festival confirmed it will still be held at the site this year, on November 7 and 8, so if you’ve been meaning to go, this weekend may be one of the last chances to see the event on that familiar ground.

Today, the closest Walmart Supercenter for most Hampstead and Scotts Hill residents is on Market Street in Wilmington, so this store would put a full-size supercenter much closer to Hampstead, Surf City’s mainland side, and the northern end of the county’s U.S. 17 corridor.

Where the Project Stands

The plans went before Pender County’s Technical Review Committee for comments on October 1, 2026. StarNews reports that projects like this typically go to the county planning board next for a recommendation. Nothing is under construction yet, and no opening date has been announced. Plan details can still change during review. Walmart’s own engineering drawings note that preliminary plans are subject to substantial revision until fully approved and permitted.

What It Could Mean for Homeowners and Buyers

Convenience is a real draw

For many buyers, shorter errands matter as much as square footage. A supercenter, pharmacy, and fuel center at U.S. 17 and N.C. 210, alongside other retail proposed nearby (the county’s list of pending plans also includes a Scotts Hill Publix and a Wawa), adds to Hampstead’s appeal as a place where you don’t have to drive into Wilmington for everything.

Traffic is the trade-off

A traffic analysis on earlier plans estimated the shopping center would attract over 16,000 daily trips, StarNews reported. That’s a big number for an intersection that already backs up at peak times. If you’re looking at homes with direct access onto U.S. 17 or N.C. 210 near the site, drive the route at rush hour and on a Saturday before you commit. The future Hampstead Bypass is designed to pull some through traffic off U.S. 17, but local shopping trips will still land at this corner.

Homes right next door

If you’re considering a home that backs up to the property, look at the site plan’s buffers, lighting, loading areas, and access points, which are public in the county’s case files. Ask how close the nearest parking or delivery route will be. Some buyers love being a short walk from shopping. Others want quiet. Knowing the plan up front helps you choose with eyes open.

Home values

We won’t predict what a single store does to prices, and you should be skeptical of anyone who does. In practice, convenience tends to help broad demand in an area, while homes directly beside heavy commercial use can be a harder sell for some buyers. Location within the neighborhood matters more than the headline.

Tips if You’re Selling in Hampstead

  • Buyers will ask about the Walmart. Know the basics: location, size, and that it’s still in review.
  • If your home is a short drive from the site but tucked away from the traffic, that combination is worth highlighting in your listing.
  • If you’re right next to it, price with the plan in mind and be upfront. Surprises kill deals; good disclosure keeps them moving.
