Southern Brunswick County just got a lot more convenient. On Wednesday, Oct. 28, 2026, Publix opened a new grocery store at the Commons at Carolina Shores in Calabash, and a new Walmart Supercenter a few doors down is set to open on Wednesday, Nov. 4. At the same time, the Town of Calabash keeps approving new phases of the large Bayline neighborhood off Thomasboro Road. If you own a home in Calabash, Carolina Shores, Sunset Beach, or nearby, or you’re thinking about buying there, here’s what this wave of growth means in practical terms.
What Opened, and What’s Coming
Publix at the Commons at Carolina Shores
According to Publix’s Oct. 28, 2026 announcement, the new store at 9770 Ocean Highway West is about 46,800 square feet. It includes a full-service deli, bakery, produce, meat and seafood departments, a full-service pharmacy with a drive-thru, and grocery delivery through Instacart. WWAY reported that the opening adds another major grocery option to the U.S. 17 commercial corridor in southern Brunswick County.
Walmart Supercenter opening Nov. 4
WECT reported on Oct. 27, 2026 that the new Walmart Supercenter at 9700 Ocean Highway West will open to the public on Nov. 4 with a 7:30 a.m. ribbon-cutting and a community celebration through the day. The store is expected to bring about 450 jobs and will include a pharmacy, vision center, and auto care center.
More homes at Bayline
The Brunswick Beacon reported on Oct. 1, 2026 that Calabash commissioners approved a preliminary plat for Bayline’s eighth phase on Sept. 15: 128 single-family homes on about 41 acres, accessed from Thomasboro Road. With that vote, six approved Bayline phases total 974 homes, and the updated master plan allows up to 2,476 units. The same night, the board approved eight Habitat for Humanity lots in the established Hidden Valley subdivision.
What It Means for Homeowners
For people who already live here, the most immediate change is shorter errands. For years, many southern Brunswick residents drove to Shallotte, Little River, or North Myrtle Beach for a big grocery run or a pharmacy. Having two major retailers in one Calabash shopping center changes daily life, especially for retirees and year-round residents who care about having a pharmacy close by.
Convenience like this tends to come up in buyers’ conversations when they compare one area with another. We can’t promise that a new store will raise a particular home’s value, and nobody honestly can. But in our experience, being able to say “groceries and a pharmacy are five minutes away” makes a listing easier to sell in this part of the county.
The trade-off is traffic. A new Supercenter and a busy grocery store mean more turning movements along U.S. 17 near Carolina Shores, especially around opening week and on weekends. If you live near the corridor, expect a busier stretch, and plan routes around peak hours.
What It Means for Buyers
- More new construction options. Bayline’s ongoing phases mean more new homes coming to Calabash over the next several years. Buyers comparing new builds with resales should look at builder incentives, HOA dues, and what amenities are actually finished versus planned.
- Ask about the timeline. A preliminary plat isn’t a finished street. Ask the builder which phases have final plat approval and when homes in your section are expected to close.
- Look at the whole drive. Calabash sits close to Sunset Beach, Ocean Isle Beach, and the South Carolina line. Test the drive to the beach, to work, and to medical care at the times you’d actually make them.
- Check flood and insurance details. Even inland neighborhoods near marshes and creeks can have flood zone and stormwater questions. Pull the flood zone and get insurance quotes before you’re under contract.
What It Means for Sellers
If you’re thinking about selling in Calabash, Carolina Shores, or nearby, the new shopping is worth mentioning in your listing and showing materials, in factual terms such as distance and drive time. Keep in mind that new construction at Bayline is also part of your competition, so pricing, condition, and presentation matter. A resale home with a mature yard, no HOA construction going on next door, and a move-in-ready interior can stand out against a new build that’s still months from closing.
The Bigger Picture in Brunswick County
This growth isn’t happening in a vacuum. WECT reported on Oct. 27, 2026 that Brunswick County leaders are weighing wastewater treatment expansions that could cost more than $700 million in total, including the Navassa plant and future expansions of the Supply and Shallotte plants, as the county keeps growing. Infrastructure decisions like these shape where and how quickly new neighborhoods can be built, so they’re worth watching if you’re buying land or new construction anywhere in the county.
