Some buyers come to Wilmington wanting a brand-new house in a brand-new subdivision. Others want the opposite: mature trees, established streets, and a central location where the drive to work, school, or the hospital is short. For that second group, Pine Valley belongs on the list. And with voters approving money on Nov. 3 to replace the neighborhood’s elementary school, it’s getting fresh attention this week.
Where Pine Valley Is
Pine Valley sits in south-central Wilmington, inside city limits, off South College Road, with South 17th Street and Shipyard Boulevard close by. It grew up around the private Pine Valley Country Club, which dates to the mid-1950s and has an 18-hole golf course. Locally, people use the name two ways: for the original Pine Valley Estates streets laid out around the course, and more loosely for the surrounding area along College Road.
The location is the main draw. UNCW, Novant Health New Hanover Regional Medical Center, and the shopping along College Road and Shipyard Boulevard are all a short drive away. Downtown Wilmington, Monkey Junction, and the beaches are all within easy reach, traffic permitting.
The Homes
Pine Valley was built out mostly from the 1950s through the 1970s, and its housing reflects that era. Expect plenty of single-story brick ranches on generous lots, along with some two-story Colonial-style homes and a few smaller cottages. Many streets are shaded by tall pines and hardwoods, and some homes back up to the fairways.
What to Look For in an Older Home
Homes here range from fully renovated to largely original. That’s part of the appeal, since buyers can find a home to update over time. It also means your inspection matters. On a home of this age, pay close attention to:
- Roof and HVAC age. These are often the largest near-term costs.
- Plumbing materials. Older homes may still have original galvanized or cast-iron lines.
- Electrical panel and wiring. Ask about updates, especially in homes that haven’t been renovated.
- Trees. Mature trees provide shade but also mean gutter cleaning, limb trimming, and storm prep. Ask whether any trees have caused past damage.
- Drainage. Pine Valley isn’t on the water, but flood risk follows creeks, elevation, and drainage, not just distance to the ocean. Check the address on FEMA’s flood map and review our flood zone guide.

HOAs and the Country Club
Many older sections of Pine Valley have little or no HOA, though recorded restrictions vary by section. Always read the restrictions tied to the exact lot. It’s also important to know that the country club is private. Its golf course, pool, and tennis courts are for members, and buying a home in the neighborhood does not include a membership. If the club is part of your plan, contact it directly about membership options.
Schools: The Bond Brings a New Pine Valley Elementary
Pine Valley Elementary is part of the Nov. 3 bond package. New Hanover County voters approved the $320.5 million school bond with 68% of the vote, WHQR reported (Nov. 4, 2026). According to New Hanover County Schools, the plan includes $56.3 million for a new 650-student Pine Valley Elementary, built on the existing campus to replace the 1969 building. The district says the project addresses safety issues such as exterior circulation and adds core spaces like art and music classrooms, a multipurpose room, and a larger cafeteria.
Timing isn’t set yet. WHQR reported that the new school board and county commissioners will decide in spring 2027 which major projects start first, with no more than two beginning at once. School assignments are based on address and can change, so confirm assignments for any home using the district’s school locator.
Parks and Getting Outside
For an in-town neighborhood, Pine Valley has excellent outdoor access:
- Halyburton Park on South 17th Street is a city nature park of about 58 acres with a 1.3-mile loop trail, picnic areas, and nature programs.
- The Gary Shell Cross-City Trail runs about 15 miles from James E.L. Wade Park through Halyburton Park and Empie Park to the Heide-Trask Drawbridge at Wrightsville Beach. Pine Valley sits near its southern end, so you can walk or bike a long way without riding on busy roads.
- Wade Park on Bethel Road, at the trail’s southern end, adds a creekside walking path and a playground.
The Pine Valley branch of the New Hanover County Public Library on South College Road is another everyday perk.
Taxes, Utilities, and Everyday Costs
Because Pine Valley is inside Wilmington city limits, homeowners pay both city and New Hanover County property taxes. Homes are generally on public water and sewer from the Cape Fear Public Utility Authority, which also bills the city’s stormwater fee. Confirm the details for any specific address. Our post on CFPUA bill changes covers what’s changing for New Hanover customers.
Is Pine Valley a Good Fit?
Pine Valley tends to suit buyers who want:
- An established neighborhood with mature trees and mid-century homes
- A central location close to UNCW, the hospital, and College Road shopping
- Room to renovate and add value over time
- Easy access to the Cross-City Trail and city parks
It may be a weaker fit if you want new construction with a builder warranty, waterfront or a boat slip, or a community pool included with your home.
