Topsail Island in November: Local Events and What Buyers Should Know

Summer gets all the attention on Topsail Island, but locals know November is one of the best months of the year here. The crowds are gone, the fall fish are running, and the island towns start lighting up for the holidays. If you own a place on Topsail or you’re thinking about buying one, this is also a great month to see what island life really feels like when it isn’t peak season. Here’s what’s on the calendar this November in the Pender County side of Topsail Island, plus a few things buyers should keep in mind while they’re here.

What’s Happening on Topsail Island This November

Nov. 6 to 8: Topsail Fall Surf and Pier Fishing Challenge

The biggest event of early November is the 2026 Topsail Fall Surf and Pier Fishing Challenge, run by Fisherman’s Post. According to the tournament page, registration is Friday, Nov. 6, from 4 to 11 p.m., fishing starts at 11:59 that night, and lines come out at noon on Sunday, Nov. 8, followed by an awards dinner and ceremony that afternoon.

Anglers pick one division. Surf anglers must fish from a Topsail Island beach, and pier anglers must fish from a Topsail Island pier. Weigh-in stations are listed at Surf City Pier, East Coast Sports, Jolly Roger Pier, and Seaview Pier. The tournament lists First Fruit Ministries as its beneficiary. Even if you don’t fish, it’s a fun weekend to walk the piers and see the island at its most local.

Nov. 21: Sounds of the Season and the Surf City Tree Lighting

Surf City kicks off the holidays on Saturday, Nov. 21, at Soundside Park, 517 Roland Avenue. Event listings for the town show the Sounds of the Season Holiday Market running from 9 a.m. to noon with local vendors, followed by the annual Tree Lighting Ceremony from 4 to 7 p.m., with live music and family activities before the lights come on. Soundside Park sits right by the Surf City bridge, so it’s an easy stop whether you’re on the island or the mainland side of town.

Thanksgiving Weekend: Sea Turtle Center Tours Return

The Karen Beasley Sea Turtle Rescue and Rehabilitation Center in Surf City had no public tours in October. Its website lists guided tours on Friday, Nov. 27, through Sunday, Nov. 29, and again on Saturday, Dec. 5, and Saturday, Dec. 12. Tours are guided only and reservations are required, so book ahead if you have family in town for the holiday.

A Quick Note for Boaters in Topsail Beach

The Town of Topsail Beach posted on its website that Bush Marina will be temporarily closed starting Monday, Nov. 2, for the week for scheduled work. The town also notes that 2026 property tax notices have been mailed, which is a good reminder for owners to watch for that bill.

Why November Is a Smart Month to Look at Topsail Homes

Buying at the beach is a very different decision in November than it is in July. Here’s why we like this time of year for serious buyers.

You See the Island as Year-Round Residents Do

Summer traffic on N.C. 50 and the bridges can make it hard to judge what daily life is actually like. In the off-season you can see which restaurants and shops stay open, how quiet a street gets after Labor Day, and how long your drive to Hampstead, Wilmington, or Jacksonville really takes. If you’re thinking about living here full time, that’s the version of Topsail that matters.

Weather Tells You Things Photos Don’t

Fall nor’easters and king tides show you how a property handles wind and water. Walk the lot after a blustery day. Look at the drainage, the dune line in front of oceanfront homes, and how the streets on the sound side hold water. It’s also a natural time to ask sellers about storm history and repairs.

Insurance Should Be Part of the Plan From Day One

Insurance is one of the biggest ownership costs on the island. Under the homeowners rate settlement published by the N.C. Department of Insurance, base rates for the beach-area territory that covers Brunswick, New Hanover, Onslow, Pender, and Carteret counties rose 16% in 2025 and 15.9% in 2026. Your own premium will depend on the home, its age, its roof, any wind mitigation features, and its flood zone, so get real quotes, including flood insurance, during your due diligence period, not after.

Rental Buyers Can Plan for Next Season

If you’re buying a second home that you’ll rent, closing in the winter gives you time to furnish, make repairs, and line up a management company before spring bookings pick up. Ask for the property’s past rental history if it has one, and treat any revenue projection as an estimate, not a promise.

Frequently Asked Questions

Which towns are on Topsail Island?

Topsail Island has three towns: Topsail Beach and Surf City, which are in Pender County, and North Topsail Beach, which is in Onslow County. Surf City also extends onto the mainland.

Do I need to register in advance for the fishing tournament?

The tournament page lists a printable entry form and online registration, and every angler must stop by registration at tournament headquarters on Friday, Nov. 6, to get a wristband. Check the Fisherman’s Post page for current fees and rules.

Is hurricane season over in November?

The Atlantic hurricane season officially runs through Nov. 30, and fall nor’easters can bring wind and coastal flooding well after that. Insurance and flood zone checks matter in every season.

Is the off-season a good time to buy at the beach?

It can be. You often get more time to look at homes and a clearer picture of everyday island life. Every market moment is different, though, so talk with a local agent about current inventory before you decide.
